A/C checkout and repair

  • "Mason" from Vogt's HVAC arrived at 10:30am
    • His first act was to attempt to straighten the upper-level-North condenser and this broke the joint where the return line (fat pipe) attaches
    • he repaired the joint, brazing rather than soldering, and did a pressure check with nitrogen gas
    • while waiting for the pressure test, checked all of the other 3 condensers outside, and the blower/coils inside. Temperature differentials were acceptable, between 15 and 25.
    • repaired line was evacuated, then filled with R-22 refrigerant
      • I was surprised that Mason/Vogt's had a supply (based on First Call Jewel/Sebastian's statement last fall that it was impossible to acquire R-22 anymore)
    • Took over 3 pounds of R-22 to recharge the line.
    • all checked out

June 4 and 5, 2025, Wednesday and Thursday

Full gutter system check and fault fix-up

  • "Curtis", "Josh", and "Gary" arrived at 1:30pm on Wednesday
    • I walked all through the issues that we continued to experience: drips, broken seals, seepage between gutter and fascia boards
    • Josh and Gary moved around the house checking each joint, slope and flashing on lower level
    • Curtis left after guys got started, and Josh and Gary left at about 5:30pm
  • Josh and Gary arrived at 8:45am on Thursday
    • they went around the house checking the upper level, again re-sealing each joint, checking slopes and flashing
    • they left at 12:00noon

June 3, 2025, Tuesday

Pool Opening

  • "Ray" and "Todd" arrived at 8:45am
  • We opened the cover and they started working:
    • tightened x2 plugs in each pump, x1 plug in each filter and heater
    • opened main drain line and skimmer line
    • Ray and I reviewed the controller setup
      • 'Filter' button on controller (corresponds to up-arrow-with-P on kitchen remote) controls main pool pump
      • 'Valve' on controller (corresponds to 'Spa' on remote) controls main spa pump
      • 'Jets' on controller (corresponds to 'Jets' on remote) controls spa jets pump
      • 'Lights' on controller (corresponds to 'Lights' on remote) controls pool and spa lights
      • 'Spillway' on controller (corresponds to 'Heater' on remote) controls pool-to-spa boost pump
      • 'Waterfall' on controller (corresponds to 'Spillway' on remote) controls lion jets
      • TODO: re-arrange labels on remote buttons to match main controller configuration
    • Had to empty spa to more easily get bottom drain plugs (external pump)
    • then had to move water from pool back to spa (external pump)
    • Todd installed rubber 'lips' fittings in vacuum ports, not the flip-top that were used last year
      • Later, in order to fit the REBEL pool cleaner, I removed the 'lips' fittings, and installed the flip-tops
    • the Southern light in the pool was flooded and had shorted the circuit. Todd replaced the bulb and seal and refitted the lights.
    • Heater temps in controller were set: 80 for pool, 84 for spa
  • Ray and Todd left at roughly 11:45am
